Associate Director, Construction and Maintenance

Complement the Facilities Services Department management team mission with primary oversight of the maintenance, operation, safety and regulatory compliance, minor and major construction and renovation, and repair activities of 2.6 million square ft. of facilities and landscape and athletics surfaces on main campus and Bread Loaf campus sites. Includes management of skilled trade work groups. Represent and support the Facilities Services organization to all levels of the College community.
This is a full-time, benefits eligible, salaried position with a hiring range of $88,197 - $112,497 per year.
Core Responsibilities:
- Initiate and manage minor and large scale maintenance and renovation construction projects to include coordination and oversight of design consultant selection, permit process, equipment selection and procurement, and contractor/construction manager selection.
- Direct, evaluate, recruit, and hire approximately 30 professional, hourly and seasonal staff who provide a wide variety of services on a 24/7/365 basis.
- Establish and manage all logistics and service levels for landscape, carpentry, and nightwatch work groups.
- Interpret policies, establish organizational direction and strategic goals, and communicate effectively and appropriately with individuals of diverse backgrounds.
- Manage numerous technical contracted service agreements and work flows to include: snow removal, groundswork, athletic facilities and functions, building envelope, kitchen and dining hall equipment, and elevators.
- Support department safety and regulatory compliance initiatives, including but not limited to: spill prevention control and countermeasure (SPCC), stormwater, fall protection, kitchen fire suppression systems, and elevator systems.
- Serve in a technical capacity to develop and implement energy efficiency and energy reduction strategies.
- Manage an annual routine operating budget of approximately $5 million.
- Bachelor of Science Degree in construction management, architecture, or similar degree supplemented with extensive managerial experience is required. Registration as a Professional Engineer and/or Master’s Degree in Business Management preferred.
- Broad based and fully developed management experience, with a demonstrated record in directing service, operations, finance, and human resource functions. Extensive knowledge of methods, equipment, and personnel management is required. Experience with strategic planning and program development required. Must be familiar with computer-automated systems, record management, and data base systems
- Diverse knowledge of the various trade support areas, including: HVAC, carpentry, roofing, painting, plumbing, electrical, fleet and equipment maintenance, landscaping, horticulture, forestry, excavation, and waste management.
- Demonstrated leadership in implementing change, fostering a high level of teamwork, customer service, and technological advancement required. Must be a self-starter, able to work effectively in a fast paced, dynamic environment with frequently changing priorities. Must thrive with handling multiple tasks concurrently, attending to details, and meeting deadlines.
- Knowledge of and experience with construction management, Americans with Disabilities Act (ADA) and Life Safety Codes, VOSHA and Agency of Natural Resources regulations.
- Must be willing to work other than normal working hours and be willing to respond (if available) to emergency and service calls which occur outside of normal working hours. Must be able to serve as “Manager on Call” according to a rotational schedule.
- Technical and compliance experience with construction project related permits.
- Must have experience with AutoCAD, Revit and Procore systems.
- Must maintain a valid driver’s license.
